Most clients are not in a flood zone, however, they can still get surface water. Flood Insurance is not terribly expensive but does have limitations.Flood Insurance is backed by FEMA. The policy may be sold by insurance agents through standard markets but it is backed and regulated by the Federal Government. So, yes we can sell it to 250k in building coverage but over that, needs special attention.Flood Insurance covers you for water damage as the result of surface water or ground water coming into your property. It covers either building or building/contents. Contents coverage is restricted to items that are off the ground. So, consult with an insurance agent about what coverage is best for you.Flood Insurance has a waiting period of 30 to 60 days. So when you want the coverage, you have to wait for a few weeks for it to take effect. Plan ahead. Dont wait till the flood is on its way!Overall Flood Insurance is relatively inexpensive unless you are in a higher risk flood zone. These zones are determined by Survey or engineering companies that predict or determine what risk an area has. An Elevation Certificate is produced that details the flood risk. This Certificate is required by your mortgage company as well as the insurance company to determine insurance rates and risk exposure. If you do not have a Certificate, you will need to pay to have one completed.Flood Insurance is backed by FEMA but they do require someone receiving benefits to purchase flood insurance moving forward.
